Fitzgeorge Avenue

Guide Price £2,300,000  SOLD

A truly unique detached property situated in secluded grounds with a south westerly aspect conveniently located in a countrified lane off Traps Lane and Coombe Lane West. The current owners have carefully modernised and extended the property to create extremely well balanced accommodation arranged over two floors only of approx 3,132 sq ft (291 sq m).  This bright family home offers four bedroom suites and four receptions rooms with a fully fitted study and a large kitchen/breakfast room. The beauty of Turret House is that there are gardens around the entire perimeter within a screened surround of approx 0.21 of an acre, however, there is the bonus of a separate garage with wine cellar and ample storage to the side of the house.

History:

Circa 1579 Sir Thomas Vincent built a fine Tudor house at the top of Traps Lane and adjoining the old road which is now known as Coombe Lane West. The Tudor house was occupied by many noble men including Mayor of London, Sir William Cockayne and John Spencer (later Earl), who bought the estate in 1753.  A fire destroyed the house and a new Georgian Mansion (then called Coombe Wood House), was built and leased by the Earl to many prominent peers, namely Robert Banks Jenkins, the long-serving British Prime Minister from 1812 to 1827. However, after many years of occupancy and change of uses, the house was eventually demolished in 1933 when it became too expensive to maintain by any future occupier. “Turret House”, an individually designed property is built on the very site of the old Coombe Wood House in 1934 and the wall to the front is the original wall of the old Manor, with a block paved courtyard approached via a solid wooden sliding gate off Fitzgeorge Avenue.

Fitzgeorge Avenue, which forms part of the private Coombe House Estate, further benefits from a Residents Association whose principle interest is to maintain an exclusive setting, where children can play safely in the streets and properties appreciate in value.

Location:

Fitzgeorge Avenue sits conveniently between two major town centres, Kingston and Wimbledon. Both have excellent shopping facilities, from department stores housing concessions found in famous West End Streets and specialized boutiques to a wide range of restaurants meeting the palates from across the world.  The A3 trunk road offers fast access to central London and both Gatwick and Heathrow airports via the M25 motorway network. The nearest train station at Raynes Park is within walking distance, and the 57 bus route runs along nearby Coombe Lane West to Wimbledon from which there are frequent services to Waterloo with its underground links to points throughout the city. The immediate area offers a wide range of recreational facilities including five golf courses, tennis and squash clubs and many leisure centres. The 2,360 acres of Richmond Park, area of outstanding beauty easily accessed from Kingston Gate and Ladderstile Gate, provide a picturesque setting in which to picnic, go horse riding, jogging or just take a leisurely walk. Theatres at Wimbledon and Richmond are also popular alternatives to the West End. There are numerous excellent  local schools for all ages, private, state, and a variety of international educational establishments many within walking distance.
